Subject: Community update and Annual Meeting
Dear Members of the SGCHA
Of most importance in this communication letter is our Annual Meeting scheduled on the 27th of June 2009. It will be held at the Ideal Beach Resort Reunion Center which is located at 2176 South Bear Lake Blvd. in Garden City, Utah. Phone # (435)-946-3364). This meeting will start at 12: noon and don’t forget we are having a POT LUCK LUNCH. The Pot Luck Lunch will be served starting at 12 noon. So if each Association Member coming to the meeting will bring a casserole dish or a salad or a desert and the Association will provide the drink, plan on being there a little early. The Business portion of the meeting will start at 1pm and we would like to conclude by 4pm.
Other items we would like to share with you at this time are as follows;
1-We the SGCHA now have a Web Site that is up and running. You can reach this site at www.sgcha.com. On this site you will find the latest happenings at the Association, meeting times, news letters, minutes of meeting, Board Members names, phone numbers and assignments and much more. We encourage each of you to become acquainted with this site and use it often. We are hoping that this means of communication will reduce the cost accrued by doing so much mailing.
2-At our Annual Meeting on the 27 of June there will be no need for a Ballot Election to elect members to the Governing Board. There will be (3) seats to fill and the candidates for these (3) positions are Vicci Mendez, Kent Parker, who are now Board Members and Jon Ord who is an Assistant to the Board. Bill Rich will be retiring from the Board and we will miss his knowledge and thank him for his many years of service.
3-We are trying to cut cost and one thing we are looking at is the amount we spend on mailings. In the future we are looking at having only one letter going out to all the SGCHA Members each year and that will be in the March /April time period. All items will be posted on the Web Site for your easy access.
4-There will be some proposed changes to our By-Laws presented at the Annual Meeting for your sustaining vote. See attachment (I) to this letter outlining the proposed changes.
5-There are still items that are being deposited at the dumpsters, like tables, chairs, rugs, refrigerator, stove and other large items that the county will not accept and must be hauled to the land fill at additional cost to the association. We would like to have any information on those who are still abusing this facility so that maybe we can recoup some of the cost.
6- Just a note to help some of you to better understand our annual “Homeowners Fees”. For a lot the fee is $35.00 and for a lot with a home on it the fee is $65.00. This has been that amount for the past 5 years even though our cost to run the association has been increasing each year. The big cost is for maintaining the roads and other major items are weed control along the road ways and in the open spaces, plus accountant fees and the expenses to run the association. Our Budget will be discussed at the annual meeting on the 27th of June, 2009 and will be posted on the Web Site for all to review. By the way the Sweetwater Golf Course Homeowners Association (SGCHA) has the lowest annual fee cost of any H.O.A. of comparable size, in the area! Attachment (II) enclosed is the proposed Home Owners Annual fee increase starting in 2010.
The other items billed on the annual billing are the cost to maintain the Water System. This system is old and many of the lines are breaking and in need of repair. In the past two years there has been a considerable amount of money spent in order to supply water to all users and to insure that water will be available to every lot on demand. There is no easy solution to this problem and we foresee the costs to continually increase in order to cover the cost of running the Bear Lake Water Company. This item will also be discussed at our annual meeting.
Attachment (III) with this letter is the Agenda for the Annual Meeting on the 27th of June, 2009. As you can see there are several important issues that will be discussed and voted upon so we encourage each of the Association Members to attend.
