SWEETWATER GOLF COURSE HOMEOWNERS ASSOCIATION

At the Annual SGCHA Meeting, held on June 27, 2009, the proposal to raise the Homeowners Fees was passed by a majority of those in attendance. This increase in fees is reflected on your 2010 statement. Those property owners who have a house on their property will be paying a total of $105.00 in Homeowners fees and a $50.00 snow removal fee annually. Those who own a vacant lot will be assessed $57.00 annually and for those who own a vacant lot where the snow is removed from the road, making the lot accessible year around, will be charged a $10.00 fee annually. These fee increases are still below like properties in other associations in the Bear Lake area. The annual fees pay for road maintenance and up-grade, weed control along our roadways, dumpster area maintenance, accounting services, liability insurance, expenses for Association operations, lawyer fees, and other miscellaneous expenditures.

The annual billing will include both your Homeowners Association fees and your annual Bear Lake Water Co. fees.

The SGCHA billing and collection policy is as follows;

1-      The annual SGCHA fee statements are sent out  in February

2-      The due date on the annual billing is the 15th of March.

3-      Bills not paid by the 1st of April will have a $25.00 late fee applied along with a 1% interest fee applied to the balance owed.

4-      For every month thereafter there will be a 1% interest charge applied on all balances.

5-      Again on August 1 and November 1 an additional late fee of $25.00 will be applied if the balance owing is not paid in full.

6-      All Annual fees and late fees along with the interest owing, that are delinquent 1 year, will be turned over to a collection source and, or , a lien will be filed against the property, the property owner will then be responsible for these additional expenses.

7-      In an effort to reduce mailing costs the association will send out billing reminders to those who have not paid their dues in full in April, August and November.

We encourage all to pay on time. When this does not happen, it puts an unfair burden on those who pay on time to carry the Association’s expenses.

The next SGCHA annual Meeting will be held on the 12th of June, 2010 in Garden City Utah. Put this on your calendar to attend.
