Newsletter – February 2009

Dear Members

Since our last news letter in August 2008 there are several items that need to be brought to your attention. We, the Governing Board, would encourage each of you to take some time to read this News Letter because it contains some very important issues that have been adopted and/or will be discussed at our next Annual Meeting on the 27th of June 2009.

In December one of our Board Members (Karl Keeler) passed away. He was our Secretary & Treasurer and a much involved member of the Association. Karl headed up the improvements at the dumpster site, very involved on the Bear Lake Water Board and in various other improvements in our community. He was replaced by Vicci Mendez at our Board Meeting on January 10th 2009, an Assistant Officer, who will fill the remaining time of Karl’s term. Tom Bardsley a member of the Board was appointed as the Associations Secretary & Treasurer.

The (3) Board Members who will be up for re-election at our Annual Meeting in June are; Bill Rich, who will be re-signing from the Board on the 27th of June,2009, Kent Parker and Vicci Mendez. Other Members of the SGCHA, in good standing, who would like to submit their name for a position on the Board, may do so by giving written notification to Lane Peterson our CPA, by the 18th of April, 2009. In your application give us a little back ground on what would qualify you to be a Board Member and why you’re seeking that position. The (3) Board positions will be voted on at the Annual Meeting the 27th of June, 2009. Lane Peterson mailing address is P.O.Box 71448 Salt Lake City, Utah 84171-0448. NO nominations for Board Members will be accepted at the Annual Meeting.

Paying of the Annual Dues on time is very important to the successful operation of the Association. When payments are late it unfairly shifts the burden of financing the affairs of the Association on those owners who have paid their dues on time. For this reason the Governing Board implemented a late fee schedule to be applied against all delinquent accounts. This schedule has been in place for some years and it is as follows; Annual assessment billings go out in early February with a due date of March 15th. If the account has not been paid in full by the 1st of April a $25.00 late fee is added, plus a 2% interest fee per month is added on the unpaid balance. Then on the 1st of August another late fee of $50.00 is added to the bill. Then if the delinquent bill is not paid by the 1st of November another late fee of $50.00 will be added. All accounts past due 1 year and 10 months will be billed the amount owing and given a notice that a lien will be placed on the property and filed with Rich County in the amount equal to all Attorney and Association fees. This item applies only to a small percentage of our owners and we really appreciate those who pay on time.

The total cash roll over at the end of 2008 was $48,327.39. This figure is approximately $20,000.00 below the reserve fund that we established years ago to maintain in case of emergencies. This amount is based on having a little over a one years budget on hand at all times. In order to get this account back to an acceptable level and cover the yearly expenses, most of which is our roads, the Boards proposal is to raise the Annual dues by

60%. There will also be a proposal for an increase of $15.00 annually in the snow plowing fees because this account at year end was $12,731.08 in the Red. The Lots that have year around access due to the road being plowed will be charged a $15.00 annual fee. These items will be proposed in detail at the Annual Meeting on the 27th of June, 2009.

There are still some violations to our Restrictive Covenants. Such as speed violations, parking of un-license vehicles and trailers, non-maintenance of property allowing noxious weed to grow and having animals that cause annoyances to neighbors. These are only a few. There are others such as the abuse and non-caring of those who make a mess at the dumpster site. Violators can be fined and assessed to the amount of $1,000.00. We don’t like to enforce these fines nor do we have time, but in order to preserve the community we have no choice. So please help by making all those who use your property to be aware of the rules and regulation of our association. Remember we as property owner are responsible. Thank you!

Again, we remind all to be conservative on the use of water. Try to landscape with the thought in mind of minimum water usage. Do not leave your property and leave water running, inside or outside.

The Associations Governing Board at the present time is looking at developing a Web Site for faster and more economically disseminating information to the members. We will keep you posted on how this is developing.

At the last Annual Meeting in June 2008 those in attendance voted to have a Pot-luck Dinner at the next Annual Meeting. There will be more about this event in the April/May news Letter.

Remember the next Annual Meeting will be on the 27th of June, 2009.

The place of the meeting will be the Ideal Beach Resort and the meeting will start at 12 noon sharp. Hope you will plan on attending.
